The transaction was structured to provide ANiMAL with extended runway to execute on planned dispositions ofboth parcels. By refinancing the existing senior position, the sponsor eliminated near-term maturity pressure and preserved flexibility on the timingof the planned exits — positioning the borrower to optimize the disposition process.
The two parcels — 401 S College Street and 501 S Caldwell Street — in the heart of Uptown Charlotte's CBD, steps from Bank of America Stadium and the city's major demand drivers.

The two parcels reside in Uptown Charlotte — Charlotte's central business district and the focal point of corporate, hospitality, and cultural activity for the broader Carolinas region. The Uptown submarket is home to multiple Fortune 500 headquarters, the city's largest financial institutions and professional services firms, and four major sports and cultural anchors: Bank of America Stadium (home of the Carolina Panthers and Charlotte FC), Spectrum Center (Charlotte Hornets), Truist Field (Charlotte Knights), and the NASCAR Hall of Fame.
The borrower is ANiMAL, an Atlanta-based real estate investment firm with an established track record of sourcing, entitling, and selling high-density urban development sites in high-growth Southeast markets. The firm's recent execution history includes the sale of a multi-acre Atlanta development site to a major national healthcare operator — a disposition that reflects the firm's pattern of assembling and entitling well-located development sites for sale to best-in-class end users.
ANiMAL owns multiple assets inCharlotte, including a flagship 2,216-space parking garage in Uptown Charlotte sandwiched between Bank of America Stadium and Truist Field, providing ongoing operating exposure to the same submarket and reinforcing the sponsor's familiarity with Charlotte's demand drivers.
