Senior land financing for NoDa 1B & 1C (Charlotte, NC)

Longline Financial closed a $13.75 million senior mortgage secured by 5.38 acres of commercial land at 4101 Greensboro Street in Charlotte’s NoDa area. The collateral includes two parcels intended for future multifamily development, including a component with ground-floor retail—positioned near transit and within a broader master development plan.

What this financing supports

This transaction is designed to support a sponsor’s pre-development execution and capital planning—including refinancing existing debt and recapitalizing costs incurred to date—while maintaining forward momentum toward a construction financing takeout.

Collateral overview: two parcels within a larger phase plan

The senior mortgage is secured by a first lien on:

  • • Parcel1B (3.83 acres):intended for the future development of approximately 500 multifamily units
  • • Parcel1C (1.55 acres):intended for approximately 55 differentiated multifamily units with ground-floor retail

Why borrowers and brokers engage Longline for complex execution

Land and pre-development transactions require a lender that can underwrite site conditions, phasing logic, entitlement context, and sponsor execution—while keeping the process efficient and responsive. Our approach aligns senior capital with a practical path to the next stage of the business plan, supporting time-sensitive needs without overcomplicating the closing process.

Location and entitlement context

The property is zoned TOD-CC (a transit-oriented district intended for parcels near rapid transit stations) and is located approximately 0.3 miles from a LYNX Blue Line station connecting directly into Downtown Charlotte. The site’s designation falls within a Qualified Opportunity Zone and is supported by continued investment activity tied to the light rail corridor and surrounding neighborhood momentum.

Sponsor partnership and repeat-transaction familiarity

We closed this financing in partnership with S2K AssetManagement, a repeat sponsor with prior transaction history in the immediate area. Familiarity with the sponsor and established documentation supported an execution-oriented process for this transaction.

Development sequencing and infrastructure progress

Horizontal infrastructure (roads, sewer, utilities) is largely complete as part of related work tied to the adjacent Parcel1A development. Parcel 1A has construction financing in place and vertical construction is expected to commence in March 2025, supporting a phased approach across the broader plan
